Equity Release in the UAE: Borrowing Against a Property You Own Outright

Own a UAE property outright? Equity release mortgages let you borrow against it at mortgage rates rather than personal-loan rates. How it works, what banks lend, the costs and the honest risks.

Somewhere in the UAE there is a landlord with AED 2 million of property owned outright — and a personal loan at three times the mortgage rate funding their business. Equity release exists for exactly this mismatch: it converts stored property value into borrowable cash at secured-lending prices.

What equity release is (and is not)

An equity release mortgage — banks also call it cash-out or property-backed finance — is a loan secured against a property you already own, free of any existing mortgage. You receive a lump sum; the bank registers a mortgage over the property; you repay in instalments like any home loan.

It is not the reverse-mortgage product retirees use in some Western markets — no rolled-up interest, no repayment-on-death structure. It is a standard amortising mortgage; the difference is simply that the money funds your purposes rather than a purchase.

If your property still carries a mortgage and you want additional funds, the sibling products are a top-up with your existing lender or a refinance with cash out — we cover top-ups in a dedicated guide later this quarter; the refinancing overview frames the choice.

How much will banks lend?

Less than they would lend on a purchase — equity release LTVs are more conservative, and they vary meaningfully by bank, property type and stated purpose. As orientation: think in the region of half to two-thirds of the property's value, with the exact ceiling set by the lender's policy and your profile. Three things every bank will apply regardless:

  • A fresh valuation (typically AED 2,500–3,000 plus VAT) sets the value the LTV applies to — not your purchase price, not your estimate.
  • Full affordability testing. The new instalment must fit your 50% debt burden ratio, assessed at the 6.25% stress rate. Equity is the security; income remains the qualification. A valuable property with thin income supports a smaller release than owners expect.
  • Tenure and age caps — up to 25 years, repayment generally complete by 65 (salaried) / 70 (self-employed) — shape the instalment exactly as with any mortgage.

What people use it for — ranked by how sound it usually is

Funding another property purchase. The classic. Released equity becomes the deposit on the next investment — especially relevant since second and investment purchases require 35–40% down (LTV 60–65%). Portfolio builders do this deliberately and it works — provided each property's numbers stand on their own.

Replacing expensive debt. Clearing personal loans or card balances with secured borrowing at a fraction of the rate. Financially rational with one honest caveat, below.

Business investment. Cheaper than most business credit. The property now carries business risk — price that truthfully.

Renovation, education, life events. Legitimate; just match the term to the benefit. Twenty years of interest on a kitchen is a decision to make with open eyes.

The honest risks

  1. You are re-securing your home. Unsecured debt gone bad is a credit problem; secured debt gone bad involves the property. Converting card debt to mortgage debt only helps if the spending behind it stops.
  2. Long terms make small rates expensive. A low rate over 20 years can cost more total interest than a high rate over 4. For medium-term needs, a shorter tenure or aggressive prepayment plan keeps the product honest.
  3. Costs apply like any mortgage. Valuation, arrangement fee (typically about 1%, commonly capped near AED 15,000), 0.25% mortgage registration, and life insurance on the borrower. Fold them into the comparison against your alternatives.

Is it the right tool?

Quick test: secured-appropriate purpose (asset purchase, debt restructuring with reformed habits, income-producing investment) + comfortable stressed affordability + term matched to purpose = equity release is usually the cheapest money available to you. Failing any of the three, look again at alternatives.

Rates, LTV ceilings and purpose rules differ more between banks on equity release than on purchase mortgages — this is a product where shopping matters. Tell us the property, the amount and the purpose, and we will map who lends what against your case. Start here.
