Seven Ways to Reduce Your DBR Before a Mortgage Application

Your debt burden ratio caps your UAE mortgage at 50% of income — and every existing commitment eats it at the stressed rate. Seven concrete moves that free borrowing power before you apply.

UAE banks size your mortgage inside a hard rule: all monthly debt commitments — the new mortgage included — must fit within 50% of your income, with the mortgage payment tested at a 6.25% stress rate. That pairing has a brutal corollary: at roughly AED 6,600 of stressed payment per million borrowed (25-year term), every AED 1,000 of existing monthly commitments costs you on the order of AED 150,000 of loan capacity.

Read that again before dismissing the car loan as small. Then work the list.

1. Cancel the credit cards you don't use

Banks typically count a percentage of your card limits — commonly around 5% per month — against your DBR, whether or not you carry a balance. Three dormant cards with AED 30,000 limits each can quietly consume nearly AED 4,500 of monthly capacity: potentially over half a million dirhams of mortgage. Cancel what you don't use, and ask issuers to reduce limits on cards you keep. Do it a couple of months early so the bureau reflects it. (Full picture in how loans and cards affect approval.)

Keep one active card. A modest, well-managed card is what feeds your credit history — the goal is fewer limits, not zero history.

2. Clear the small loans entirely

A personal loan with AED 900 monthly instalments and eleven months left is the classic capacity-killer: banks count the full instalment regardless of the short runway. Settling small loans outright — where the early settlement math makes sense — removes the whole commitment from the calculation.

3. Rethink the car loan

The single biggest non-mortgage commitment in most UAE files. Options, in order of preference: pay it off if savings allow (while protecting your deposit — see below), refinance to a smaller payment, or time the mortgage application for after its natural end. What not to do: roll it into a new, longer car loan a month before applying — new credit shortly before a mortgage application reads badly on the bureau.

4. Kill the buy-now-pay-later trail

BNPL plans and app-based instalments each look tiny; underwriters see the pattern, and active plans join the commitment count. Close them out and let a clean quarter accumulate — this also improves how your bank statements read.

5. Don't drain the deposit to do it

The tension: every dirham used to clear debt is a dirham not in your deposit — and you still need 20% down (expat, first home under AED 5M) plus roughly 7% costs in cash. The resolution is arithmetic, not instinct: clearing commitments adds capacity at ~150,000 per 1,000/month freed; extra deposit reduces the loan you need dirham-for-dirham. Usually the debt clearance wins by an order of magnitude — but run both sides in the calculator before moving money.

6. Get all your income counted

The other side of the ratio. Basic salary counts everywhere; allowances, bonuses and commission are counted differently at different banks — some average variable pay generously, others haircut or ignore it. If your package is allowance-heavy or bonus-heavy, bank selection can change your denominator by thousands a month, which moves capacity exactly like debt clearance moves it. Documented rental income helps too — how banks count it.

7. Add a co-borrower — deliberately

A second income in the application raises the 50% envelope itself. It also brings the co-borrower's commitments and age into the math, so it is a package deal, not a free upgrade — the trade-offs are mapped in the joint mortgage guide.

The sequencing

Start three to six months out: cancel and reduce limits first (bureau lag), then settle the small loans, then let statements run clean. In the final month, no new credit of any kind. Then apply with the file the underwriter wants to see — the difference between a stretched approval and a comfortable one, at a better rate, is usually made in exactly this window. The full pre-application routine is in our approval chances guide.
